What Huntsville Landlords Actually Inspect

Most tenants scrub the toilet and wipe the counters and think they are done. Then the landlord walks through with a flashlight and a checklist, and a chunk of the deposit disappears. I have seen this happen to good, well-meaning people. The spots that cost renters money are almost never the obvious ones.

Kitchen: The Most Expensive Room to Get Wrong

Oven and Stovetop

Pull out the oven racks and clean them separately. Scrub the oven floor, the door glass, and the broiler drawer if there is one. Baked-on grease is the single most common deduction I hear about from landlords in this area. Wipe down the stovetop, the burner grates, and the drip pans.

Refrigerator

Empty it completely, then pull out every shelf and drawer and wash them in the sink. Wipe the interior walls, the door seals, and the top of the fridge where dust collects. Defrost the freezer if needed and dry it out fully.

Cabinets and Drawers

Open every single one. Wipe the interior shelves and drawer bottoms. Clean the exterior faces and the hardware. North Alabama's humidity through summer means grease and moisture build up inside cabinets faster than people expect, especially near the stove.

Everything Else in the Kitchen

• Clean inside and behind the microwave, including the filter underneath if it vents down
• Wipe the dishwasher interior, door edges, and the trap at the bottom
• Degrease the hood vent or exhaust fan
• Scrub the sink and clean the drain

Bathrooms: Where Mildew Loses Deposits

Huntsville summers are humid. Mildew in grout and caulk lines is a real problem in rentals that were not well ventilated. Scrub the grout with a stiff brush, not just a cloth. Clean behind the toilet and underneath it. Wipe the baseboards around the toilet, which is almost always skipped.

• Clean the exhaust fan cover, either vacuum it or wash it
• Wipe down all cabinet interiors and medicine cabinet shelves
• Scrub the tub, shower walls, and glass door if there is one
• Clean the mirror edges and the light fixture

The Things Tenants Most Often Forget

These are the spots that show up on itemized deduction lists again and again.

• Baseboards throughout the whole home. Wipe them with a damp cloth in every room, not just the kitchen and bathrooms.
• Blinds. Wipe each slat. Dusty blinds are easy to spot and easy to charge for.
• Window tracks. Use a vacuum crevice tool first, then a damp cotton swab or cloth. Red clay dust from North Alabama soil builds up in these and is hard to miss.
• Light switches and outlet covers. Wipe fingerprints and grime from every plate in the house.
• Ceiling fans. Clean the top of each blade. That layer of dust is visible the moment someone turns the fan on.
• Inside closets. Wipe the shelves, sweep or vacuum the floor, and check for any scuffs on the walls.
• Garage and laundry area floors. Sweep and mop. If there is red clay tracked in from outside, a mop alone may not cut it.
• Bathroom scale. Some furnished rentals include a scale. If it was there when you moved in, it needs to be clean and present when you leave.

What to Photograph Before You Hand Over the Keys

Take photos the same day you finish cleaning, before you return keys. Good documentation protects you if there is any dispute later.

• The oven interior, open, with racks in place
• Inside the refrigerator and freezer
• Each bathroom, showing the tub, toilet, and floor
• Window tracks and blinds in every room
• The floors in each room, including corners
• Any pre-existing damage you noted on move-in, to confirm it has not changed
